Heavy and rigid. Plan lifting access and inspect covers, walls and seams.
A new septic system needs a site-specific design. Tank capacity and the size of the disposal area are separate decisions.
Arizona examples: 3 bedrooms and up to 21 fixture units require 1,000 gallons of tank capacity at 450 gallons/day design flow. Four bedrooms and up to 28 units move to 1,250 gallons at 600 gallons/day.
The Tucson metro median listed-home size was 1,763 sq ft in September 2026 (FRED / Realtor.com). This is a listing median across housing types, not the average of all homes or septic-served houses. A roughly 1,800 sq ft home is a useful example, but floor area alone does not select a tank.
Use the actual installed record for pumping. For a new single-family design, bedrooms and fixture units set the starting requirement. No reliable measured average of Tucson's installed tanks was found.
| Bedrooms | Fixture units | Minimum tank | Design flow |
|---|---|---|---|
| 2 | 14 or fewer | 1,000 gal | 300 gal/day |
| 3 | 21 or fewer | 1,000 gal | 450 gal/day |
| 3 | More than 21 | 1,250 gal | 600 gal/day |
| 4 | 28 or fewer | 1,250 gal | 600 gal/day |
| 4 | More than 28 | 1,500 gal | 750 gal/day |
| 5 | 35 or fewer | 1,500 gal | 750 gal/day |
Fixture units are weighted plumbing counts, not the number of bathrooms: for example, a 1.6-gallon-per-flush toilet counts as 3 units and a shower as 2. Tank gallons describe storage; design flow describes daily demand. Commercial uses and alternative treatment need their own calculations.
Heavy and rigid. Plan lifting access and inspect covers, walls and seams.
Lighter to position. Support, backfill and fittings must suit the approved model.
Lightweight molded plastic. Correct burial and backfill help prevent distortion.
The tank shell, field and pumps age differently. Material alone does not set a replacement date; inspect condition and follow the approved maintenance plan.
Confirm sewer availability, existing permits, wells and usable space. A large lot does not automatically mean any system will fit.
Soil, restrictive layers, groundwater, washes and the reserve disposal area affect the design. Testing determines whether conventional disposal is suitable.
Provide the Notice of Intent package, site plan, calculations, materials and maintenance plan through the county process. Respond to corrections and pay invoiced fees.
County approval comes before construction or replacement. Build to the approved layout and tank specification.
Complete inspections and required paperwork. Pima requires Discharge Authorization before the system is buried and put into use.
Practical answers for Tucson homes and businesses.
Arizona specifies 1,000 gallons at up to 21 fixture units, or 1,250 gallons above that fixture count. These are minimum design examples; use the approved plans for your property.
Ask Pima County for the current queue. The standard single 4.02 state licensing framework lists 73 business review days: 42 for completeness and 31 for substantive review. It is not a quoted local wait or total project duration; holds, extensions and separate approvals can affect timing.
